What are B to A Khata Portal?
The B-Khata and A-Khata a programs where B-Khata is not fully legal in this Khata land, and properties are not legally recognized. Whereas A-Khata is a property of fully follows officially recognised by the Bruhat Bengaluru Mahanagara Palike (BBMP). The government launched the B to A Khata Portal. This program is created for all the owners of property in Bengaluru. Under this program, all the property owners in Bengaluru can convert their B-Khata land or plots into legal A-Khata sites easily. All the applicants can visit the official portal and apply for this program without visiting anywhere and avail the benefits of this program from the comfort of their homes.
Important Instructions for Single Plot Approval
According to the official BBMP B to A Khata website:-
- The valid Final e-Khata issued in Form B of the property
- Plots or Land with over area of to 2,000 sq. meters (around 21,527 sq. ft.) under the process are eligible
- With the help of a GBA-enrolled architect/Engineer filled the application for larger areas on the BPAS portal (bpas.bbmpgov.in).

Conversion Fee & Payment
- Under this program, all the property owners need to pay the registration fee of ₹500
- Under section 95 of the Karnataka Land Revenue Act, 1964, of the Conservation charges
- Under Section 45B of the Karnataka Stamp Act, 1957, have a 5% guidelines value.

How to Apply Online for B to A Khata Conversion?
- Firstly, applicants need to visit the official portal at bbmp.karnataka.gov.in/BtoAKhata
- After that, the homepage will appear on the applicant’s desktop applicant needs to enter their phone number and Captcha code and click on the Send OTP option.
- Now, applicants need to verify the OTP to access the city corporation portal.
- After that, applicants need to enter their property details, such as plot number, khata type, and area
- Now applicants need to upload all the necessary documents, including an Aadhaar card and an e-khata
- After that, applicants need to pay the registration fee of ₹500
- Now, applicants need to wait for a site inspection by BBMP officials within the city corporation limits
- After that, applicants need to pay 5% of the guidance value of their property online for the conversation
